Whether you give us a design brief, or have already settled on a floorplan and ‘look’, we will discuss with you about the concepting process, making any changes to the concept and how any changes to will affect your fees.
Rest assured that throughout the ‘Concepting’ stage, our staff are constantly checking the design for fitting in with your needs in mind, cost effectiveness, structural feasibility and compliance with your local council’s ‘Living & Environment District Plan Rules’. Once you are happy with your concept we can then move onto the next phase of your project – Construction Drawings.
As each individual project has different requirements we will let you know along the way if there are any additional requirements to the standard Building Consent Documents, such as a Resource Consent, any engineering, etc.
Our goal is always to try and simplify the whole process for you as much as we can. However, if in the process of Concepting or designing Building Consent drawings, or upon lodgement to Council it is found that a Resource Consent cannot be avoided, or a Resource Consent has not previously been discussed with you, we will help you through the this process also and discuss the extra costs and time delays likely in your case. We will always work together with you each step of the way to make decisions that will affect you.
Our staff will compile construction plans for your project and arrange the necessary documentation that may be required by Council to the best of our abilities, in order to have plans accepted by Council for procurement of Building Consent.
At this time, we will present you with a client copy of the completed drawings, along with a ‘Council Package’ containing all relevant information which must be presented by the client to your Local Body Council.
Once your project is lodged, often the council have various queries. They will contact us, and we will address these queries and carry out any draughting adjustments, or help you arrange any other professional services required.
